Building apartment communities people actually stay in

Tenant turnover is expensive, and most of what drives it is decided during construction rather than during marketing. The features that make people renew are unglamorous, and they are almost all structural.

Acoustics

Noise is the single most common reason tenants leave a building they otherwise like. Party walls, floor assemblies and mechanical isolation have to be designed to perform, not just to pass a minimum. Once the building is up, this is nearly impossible to fix.

Storage and daylight

People accumulate things, and they notice whether a home feels light. Adequate closets, a place for bikes and deliveries, and windows that actually bring daylight into living space cost relatively little at design stage and are remembered every day by the resident.

Shared space that earns its keep

An amenity is only worth building if residents use it. A well-placed laundry, a genuinely usable outdoor area or a secure package room does more for satisfaction than a room nobody enters.
